What is BREEAM

BREEAM (Building Research Establishment Environmental Assessment Method) was created by the BRE (UK) and is one of the most widely recognised methods internationally, for the sustainability assessment and certification of buildings.

Over 2,200,000 buildings internationally have been registered and over 560,000 have been already certified, since 1990 when the scheme was first launched.

BREEAM evaluated the environmental performance of a building, based on its design, construction and operation, assessing using a holistic approach, a number of environmental factors:

Energy, Materials, Transport, Waste, Water, Land use and ecology,

Pollution, Health & well-being, Management

According to the achieved overall performance, the building is classified into one of the following ratings:

  • ‘Outstanding’
  • ‘Excellent’
  • ‘Very Good’
  • ‘Good’
  • ‘Pass’

BREEAM certificates may be issued in two stages:

  • Design Stage - ‘Interim’ Certificate (based on Design Stage information)
  • Post Construction Stage - ‘Final’ Certificate (after practical completion)

Benefits

A BREEAM certified building offers Clients, developers, designers etc. a number of benefits:

  • Competitive market advantage, offering a building which has been certified as satisfying a number of sustainability standards, with regards to its internal environment, the materials used, its energy performance etc. Such a building becomes more attractive to future purchasers / occupants, increasing the value and return on investment
  • Reduction of running costs, due to reduced energy and water demand, as a result of good practice sustainable design
  • A comfortable, good quality and healthy internal environment for the occupants
